If there's one thing every DFW homeowner needs to understand about foundation damage, it's this: the soil beneath your home is trying to destroy it. Not maliciously β it's just chemistry and physics. The expansive clay soil that covers most of the Dallas-Fort Worth metroplex contains minerals that expand when wet and shrink when dry, creating forces powerful enough to crack concrete, shift entire houses, and cost you tens of thousands of dollars in repairs. Here's what's happening under your home, and what you can do about it.
The Science: Why Texas Clay Is So Destructive
DFW sits on two major geological formations that are terrible for foundations: the Eagle Ford shale and the Taylor marl. Both contain high concentrations of a clay mineral called montmorillonite β one of the most expansive minerals found in nature. When montmorillonite absorbs water, its crystalline structure physically expands, taking up up to 30% more volume than its dry state. When it dries, it shrinks back down.
This isn't a minor expansion. A 10-foot section of highly expansive clay can heave upward by 4 to 6 inches when saturated, and settle by a similar amount when dried out. Your home's concrete slab β which weighs hundreds of tons β sits directly on top of this moving platform. When one section of soil swells while another shrinks, your foundation gets bent, twisted, and cracked like a ship in rough water.
The DFW soil cycle: Spring brings heavy rains that saturate the clay β clay swells and pushes up on your foundation β summer heat bakes the moisture out β clay shrinks and your foundation settles β fall rains start the cycle again. Your foundation goes through this every single year.
The Shrink-Swell Cycle: A Year-Round Assault
North Texas weather is essentially a foundation destruction machine. Here's how the typical year plays out for your home's foundation:
Spring (March β May)
DFW receives some of its heaviest rainfall in spring. Torrential downpours saturate the soil around your foundation, causing the clay to swell dramatically. This upward pressure β called heave β can lift sections of your slab by inches. If your home has poor drainage (and most DFW homes do), water pools around the foundation, making the problem worse. This is when you'll notice doors sticking, cracks appearing, and floors feeling uneven.
Summer (June β September)
Summer in DFW means 100+ degree days and weeks without rain. The clay soil desiccates β it loses moisture and shrinks. As the soil pulls away from your foundation, it removes support, and your slab settles. Large trees make this worse because their roots extend under your slab, pulling moisture from the soil at an astonishing rate. A mature post oak can withdraw 100+ gallons of water per day from the surrounding soil. This is why you'll often see foundation damage concentrated near trees.
Fall and Winter (October β February)
As temperatures moderate and fall rains return, the soil rehydrates and swells again. This cycle of heave-settle-heave compounds damage over the years. Each time the foundation moves, cracks get a little wider, and the structural elements get a little weaker. It's like bending a paperclip back and forth β eventually, it breaks.
Which DFW Neighborhoods Are Most at Risk?
Soil conditions vary significantly across the metroplex, and some communities are hit harder than others:
- South Arlington and Mansfield β Sitting on the Eagle Ford formation, these areas have some of the most expansive clay in DFW. Homes built in the 2000s boom are particularly vulnerable because of rapid construction on poorly compacted fill.
- Midlothian and southern Dallas County β The same Eagle Ford shale that made this area a cement-production hub also makes it a foundation nightmare. The clay content here is exceptionally high.
- Keller, Southlake, and Colleyville β The Taylor marl formation under these communities creates severe shrink-swell conditions, especially for homes on large lots with mature trees.

- North Dallas and Richardson β Older neighborhoods with 1960s-70s construction on expansive clay. Decades of soil cycling have taken their toll.
Plumbing Leaks: Making a Bad Problem Worse
Here's a scenario we see constantly: a small plumbing leak under the slab introduces a steady stream of water into the clay soil beneath your foundation. That localized moisture causes the clay to swell unevenly β one section of your slab gets pushed up while the rest stays dry. This differential heave is incredibly destructive, causing cracks that can run across your entire home.
Even worse, slab plumbing leaks can go undetected for months because the water disappears into the clay instead of surfacing where you'd notice it. If your water bill has inexplicably increased, or you hear running water when everything is turned off, have it checked immediately. A $200 plumbing repair now can prevent a $20,000 foundation repair later.
What You Can Do: Prevention and Mitigation
You can't change the soil under your home, but you can manage how it behaves:
- Maintain consistent moisture. Use soaker hoses around your foundation during dry periods (especially July through September). The goal isn't to flood the soil β it's to maintain consistent moisture levels so the clay doesn't shrink. Place soaker hoses 12-18 inches from the foundation and run them in the early morning.
- Fix drainage problems immediately. Water should flow away from your foundation, not toward it. If water pools within 10 feet of your home after rain, you need French drains, surface drains, or regrading. This is the single most impactful thing you can do. - Install root barriers near trees. If you have large trees within 15-20 feet of your foundation, root barriers can prevent them from pulling moisture from under your slab. This is a proactive step that pays dividends in the long run.
- Repair plumbing leaks immediately. Any leak under or near your foundation is an emergency. The longer water saturates the clay, the more damage it does.
