7 Signs Your Texas Home Has Foundation Problems

Texas clay soil is one of the most expansive in the country — it swells dramatically when wet and shrinks when dry. This constant movement puts relentless pressure on your foundation. Most homeowners don't realize they have a problem until the damage is visible inside the house. Here are the seven signs you should never ignore.

1. Cracks in Walls or Ceilings

Not all cracks are foundation-related, but diagonal cracks that start at the corner of a door or window frame are a classic sign. Vertical hairline cracks in drywall are usually just settling. Diagonal cracks wider than 1/8 inch that appear suddenly or grow over time? That's your foundation talking. Also watch for cracks in ceiling corners where walls meet.

2. Doors and Windows That Stick

When a foundation shifts, door and window frames go out of square — just slightly. That's enough to make them stick, rub, or refuse to latch. If you have to lift a door to get it to close, or a window that used to slide easily now needs force, the frame has shifted. Seasonal humidity can cause minor sticking, but persistent problems point to foundation movement.

3. Uneven or Sloping Floors

Place a marble or golf ball on your floor. Does it roll? A slight slope might be normal in older homes, but a noticeable tilt — especially if it's new or getting worse — means part of your foundation has settled more than the rest. Pay attention to areas where the floor feels "spongy" or bouncy too.

4. Gaps Between Walls and Floors or Ceilings

If you can see daylight between your baseboards and the floor, or between the crown molding and ceiling, the wall has separated. This happens when one part of the house settles while another stays put. Gaps that widen and narrow with the seasons are especially telling — that's the soil expanding and contracting, taking your foundation with it.

5. Stair-Step Cracks in Exterior Brick

This is the biggest red flag. Brick veneer follows the foundation — when the foundation drops, the brick follows, creating a distinctive zigzag crack following the mortar joints. These are almost always foundation-related. If you see them on the outside of your home, the foundation has moved enough to pull the brick with it.

6. Water Pooling Near the Foundation

Water is the enemy. If rainwater pools against your foundation instead of draining away, the soil underneath absorbs it, swells, and pushes against your foundation walls. Over time, this hydrostatic pressure causes cracks, bowing, and water intrusion. Check your downspouts too — are they discharging at least 5 feet from the house?

7. Chimney Pulling Away from the House

Chimneys are heavy and often sit on their own footing. When the house settles one way and the chimney settles another, a visible gap appears between them. This is serious — a leaning chimney is dangerous and expensive to fix if left too long. If you can see daylight between your chimney and the house, call immediately.

Don't panic. Many foundation issues are fixable — especially when caught early. The worst thing you can do is ignore the signs and hope they go away. Foundation problems never fix themselves, and they only get more expensive the longer you wait.
