Seasonal Foundation Maintenance Guide for DFW Homeowners Protect Your Home Through Every Texas Season

DFW weather doesn't just change — it swings. Triple-digit summers bake the soil into a hard, cracked shell. Spring storms dump inches of rain in hours. Every season brings a different threat to your foundation. Here's what to do — and when — to keep your foundation stable year-round.

Summer (June–September): The Drought Threat

DFW summers are brutal. Weeks of 100°F+ temperatures pull moisture from the soil, causing it to shrink and pull away from your foundation. This is when settlement happens — the soil contracts, and parts of your foundation lose support.

Summer Maintenance Checklist

  • Water your foundation. Use a soaker hose placed 12–18 inches from the foundation, running 15–20 minutes per day during extended dry spells. The goal is consistent soil moisture — not mud.
  • Check for soil separation. Walk around your foundation. If you see a gap between the soil and the foundation slab, the soil is too dry. Increase watering.
  • Inspect for new cracks. Summer is when existing foundation problems get worse. Note any new cracks or widening existing ones — especially diagonal cracks above door frames.
  • Keep trees watered away from the foundation. Large trees near your home can pull moisture from the soil 20+ feet away. Water them at the drip line, not at the trunk.

Spring (March–May): The Rain Surge

Spring in DFW means severe thunderstorms — sometimes 3–5 inches of rain in a single afternoon. The clay soil swells rapidly, putting upward pressure on your foundation. This is when you see doors that suddenly stick or cracks that appeared during drought closing up.

Spring Maintenance Checklist

  • Check gutters and downspouts. Clean them before storm season. Downspouts should discharge at least 5 feet from the foundation. Use extensions if needed.
  • Inspect grading around the foundation. The soil should slope away from your home — a drop of about 6 inches over the first 10 feet. If water pools near the foundation, add soil to restore the grade.
  • Check for standing water. After a heavy rain, walk the perimeter. Any water that sits for more than 24 hours near the foundation is a problem. This is where drainage solutions come in.
  • Reduce watering schedule. Natural rainfall usually provides enough moisture in spring. Overwatering during wet periods can oversaturate the soil.

Fall (October–November): The Assessment Window

Fall is your best opportunity for a thorough foundation assessment. The soil has gone through a full cycle of spring swelling and summer shrinkage, and any problems are visible. Temperatures are mild, making it the ideal time for repairs.

Walk your home's perimeter and interior. Look for cracks, sticking doors, uneven floors, and gaps. If anything looks worse than it did last year, schedule an inspection before winter.

Winter (December–February): Don't Ignore It

DFW winters are relatively mild, but cold snaps can cause problems. When temperatures drop below freezing after rain, water in foundation cracks can freeze and expand, widening existing cracks. And the dry winter air continues to pull moisture from the soil.

Continue watering during dry winter periods — just reduce the frequency to once or twice a week. And if you had a foundation inspection scheduled in fall, winter is a fine time to complete repairs before the spring rain cycle begins.
